EWS1 Form

We are now able to sign off EWS1 forms.

The EWS1 form was developed to ensure consistency and avoid confusion to ensure the safety of the exterior walls of blocks of flats. This is a direct result of the terrible tragedy of Grenfell Tower. The form has to be completed by a qualified fire safety engineer and the EWS1 form is there to ensure that all wall systems (including cladding, insulation and balconies) must be composed of materials that have limited combustibility (class A2 or higher) unless the systems have achieved BR135 classification via a BS 8481 test.

Non-compliant materials must be completely removed and be replaced by materials that meet the current standards which will be the same materials that are now currently in use, in the meantime, fire alarm systems may well be recommended by the fire safety engineer. Unfortunately it is very difficult to get a mortgage or re-mortgage on any property that has not achieved an approval on the EWS1 form. Even when buildings are deemed to have the approved cladding then intrusive inspections may be required to check the integrity of the way in which it has been fitted to the building and to ensure that there are adequate fire breaks.

Once the EWS1 form has the approval from a fire safety engineer then it will be valid for a period of five years. We work in conjunction with Phoenix Executive Fire Safety Advisors whose principal and senior consultant is a Member of the Institution of Fire Engineers (MiFIRE).
